Tenant FAQs

  • Can you hold a place before I apply?

    Unfortunately, no. We cannot hold a property without a completed application and an approved deposit. Properties are rented on a first-approved, first-served basis, so we recommend applying as soon as possible if you're interested.
  • Do I pay first month’s rent and last month’s rent with my security deposit?

    Typically, we require the first month’s rent and a security deposit prior to move-in. Last month’s rent may be required in certain cases depending on your application details or credit history, and we’ll always let you know upfront.
  • How old do you have to be to apply?

    Applicants must be 18 years or older to apply for a rental. All adults residing in the property will need to submit a separate application.
  • Is the deposit refundable?

    Yes. The security deposit is fully refundable as long as you meet the terms of your lease, leave the home in good condition, and return all keys. We provide a detailed move-out checklist to help ensure you receive your full deposit back.
  • Who needs a cosigner?

    A cosigner may be required if an applicant does not meet the income, credit, or rental history requirements. Cosigners must apply separately and meet our screening criteria.
  • You have a property I want to rent. How do I apply?

    Great! Just visit our website and click “Apply Now” on the property listing you’re interested in. The application process is entirely online, fast, and secure.
  • How do I pay rent?

    We make it easy to pay rent through your secure tenant portal. You can pay online via bank draft (ACH), debit card, or credit card. You can also set up automatic payments so you never miss a due date.
  • I want to get a pet. What do I do?

    Before bringing a pet into the property, please contact us for approval. Some of our properties are pet-friendly with additional pet fees or deposits, while others have restrictions. All pets must be screened and approved in writing.
  • I want to move out, but my roommate wants to stay. What do I do?

    Please reach out to us before making any changes. The remaining tenant may need to re-qualify on their own, and any changes to the lease must be approved and documented in writing.
  • My lease expiration is coming and I want to move out. What do I do?

    You’ll need to give us written notice in accordance with your lease terms—typically 30 days prior to your move-out date. We’ll provide instructions for the move-out process and help you schedule your final inspection.
  • Who is responsible for paying for repairs & maintenance requests?

    Routine maintenance and repairs due to normal wear and tear are handled by us at no cost to you. However, tenants may be responsible for damage caused by misuse or neglect. If you're unsure, just submit a maintenance request through your portal and we’ll take it from there.
